We ask the awkward questions

Ceiling height to the lowest duct, where the panel and the main drain sit, and whether there is any history of water. These decide the price more than the square footage does.

A walkthrough, then a written scope

If it looks workable we come and measure properly, then send a layout, a materials list and a sequence you can actually compare against another quote.

None of this is required. Any one of them makes the first reply more specific.

  • Ceiling height, measured to the lowest duct or beam rather than the highest point
  • Rough floor dimensions, even paced out
  • Whether the space is completely unfinished, partly framed, or finished and being redone
  • Photos of the mechanical area, the stair and any wall you would want a window in
  • Whether you have seen water down there, ever, including once
  • What you want the space to do, and whether anyone will sleep in it

Do you charge for the estimate?

The first conversation and the written assessment that follows do not cost anything, and there is no obligation attached to either.

What we will not do is give you a firm number without seeing the space, because a basement quote that has not accounted for drain depth, panel capacity and ceiling height is a guess dressed up as a price.

How quickly will I hear back?

Requests are read and answered by a person rather than queued behind an automated sequence. If your message includes photos and dimensions, the first reply is usually a real answer rather than a request for more information.

I am not sure my house even has a usable basement.

Then that is a good first question and it costs nothing to ask. Plenty of houses on the valley floor here were built slab-on-grade with nothing underneath.

Send a photo taken from the bottom of the stairs, or tell us the neighbourhood and roughly when the house was built, and we can usually tell you straight away.

Do you work outside the listed areas?

Sometimes, depending on the job and how far outside. The listed areas are where we work regularly and know the permitting.

If you are just beyond them it is worth asking rather than assuming, but we would rather say no than take on work we cannot service properly.
