Hidden Valley occupies the sloping ground on the eastern side of the Truckee Meadows, tucked under the Virginia Range. It was largely built out in the 1960s and 1970s as a custom-home area on generous lots, and both the era and the terrain matter for what is under those houses.
The era puts it before the wholesale shift to slab-on-grade that defines newer Truckee Meadows subdivisions. The terrain provides grade change. Between them, split-level houses and daylight lower levels are common here, and a good number of those lower levels were never fully finished or were finished decades ago to standards nobody would choose now.
That second category is a lot of what we do here: not creating a basement but replacing a 1970s finish. Panelling, low suspended ceilings that eat the headroom, and wiring that predates modern circuit expectations. Stripping that back often reveals more usable height than the owner thought they had, which is one of the more satisfying findings at a walkthrough.
Hidden Valley includes both City of Reno and unincorporated Washoe County parcels, so the permitting authority needs confirming rather than assuming.
