Mogul occupies the strip along the Truckee River between west Reno and Verdi, hemmed in by the river on one side and Interstate 80 on the other. It is unincorporated Washoe County, small, and its character comes almost entirely from that river corridor position.
Proximity to the Truckee is the dominant factor for below-grade work. Parcels near the river sit on ground where groundwater is closer to the surface than it is out on the open valley floor, and some fall within mapped floodplain. Neither automatically prevents finishing a basement, but both change how it should be built, and both need establishing before wall assemblies and flooring are chosen rather than after.
Away from the river flat, the ground rises toward the hills on the north side, and those parcels behave quite differently. Better drainage, and grade change that makes daylight or walkout lower levels a realistic possibility. Two houses a few hundred yards apart in Mogul can present completely different basement propositions.
Housing here is mixed in age and type, with older river-corridor properties alongside newer building, so there is no single rule of thumb about what is under the floor.
