Fernley sits east of the Truckee Meadows at 4,170 feet, with a 2020 population of about 22,895, making it the seventh most populous city in Nevada. It was founded in 1904 as an agricultural and ranching community, made viable by the Newlands Irrigation Project, and it stayed that way for decades before industry arrived: Nevada Cement in 1965, then an Amazon fulfilment centre in 1999 that drove substantial growth.
The housing timeline is the important part. Agricultural land began converting to subdivisions in the 1970s, expanding from the older downtown area through the farming districts during the 1980s and beyond. That is squarely the slab-on-grade era in this region, which means the majority of Fernley houses have nothing below the floor.
So the honest first question here is usually whether there is a basement at all, and it is worth two minutes rather than a site visit. Where something below grade does exist it is more likely to be in the older stock near the original downtown, and more likely to be partial.
The other fact is jurisdictional. Fernley incorporated on 1 July 2001 and sits in Lyon County, not Washoe. Different building department, different adopted codes and fees, different inspection scheduling. Washoe County requirements do not apply here and assuming they do is a straightforward way to lose time.
